New Custom Home 101: Picking out the right home site


Ok, you have decided to build your new dream custom home and have been pre-qualified with a dependable lender. Now it's time to find the perfect lot for your new custom home.

Consideration #1

Generally what area is best for you and your home. Do you have a particularly School District that you want to live in? If you do make sure and consult a school official or the County Assessor to confirm that you are not only in the right School District but are in the Elementary attendance boundary that you prefer.

Consideration #2

Accessibility of the neighborhood to the things that are most important to you. This may be ease of commute or proximity to shopping. It may be a more important for you to live in a peaceful setting than to have quick access to the interstate.

Consideration #3

The age and value of homes in the neighborhood. In this case it's better not to be the biggest! Pick a neighborhood where your home will be equal not greater than the value of the other homes.

Consideration #4

Make sure the neighborhood you are building your new home in has proper covenants and restrictions. Are the placement of commercial vehicles and trailers regulated? What about ATVs etc. Are they allowed on streets and vacant lots

Consideration #4

There are certain lot characteristics that can substantially drive up the cost of your new custom home. Distance of utilities from the location of your new  home. Long distance trenching of electric and water can add thousands of dollars to the cost of your home.  If there is public sanitary sewer in the subdivision then the distance from the home to the sewer main will effect cost. If there is no public sewer then you will probably be putting in a septic system. The size of the lot and the quality of the soil are important cost factors when putting in a septic system.

Consideration #5

Slope of your lot. The slope of the lot will determine if you can have a walk out basement and will also effect the foundation cost.

Consideration #6

Trees. Trees are great so long as they are not in the building area. If they are then they will need to be cut and removed from the lot at substantial cost. Keep in mind that any trees close to the building area or septic system may be lost because of root area disturbance.
